Wales or England (2026): is buying a house cheaper in Wales?
For a buyer who owns no other home, Wales's Land Transaction Tax is lower than England's stamp duty below £350,000, the same at £350,000 and higher above it. First-time buyers pay less in England, which has a relief Wales lacks; buyers living abroad pay less in Wales, which has no non-resident surcharge; second-home buyers pay about the same at £300,000.
Key facts
- Main home, owns no other: £4,500 in Wales against £5,000 in England on a £300,000 home; £18,000 against £15,000 on £500,000.
- First-time buyer, £300,000: £4,500 in Wales, nothing in England.
- Buyer living abroad, £300,000, owns no other home: £4,500 in Wales, £11,000 in England.
- Second home, £300,000: £19,950 in Wales, £20,000 in England.
- Conveyancing, searches and the Land Registry fee are the same in both.
Which costs more for a buyer who owns no other home?
Below £350,000 Wales is cheaper, because nothing is due on the first £225,000 against £125,000 in England. Above it, Wales’s 6% band overtakes England’s 5%:
| Price | Wales (LTT) | England (SDLT) |
|---|---|---|
| £200,000 | £0 | £1,500 |
| £250,000 | £1,500 | £2,500 |
| £300,000 | £4,500 | £5,000 |
| £350,000 | £7,500 | £7,500 |
| £400,000 | £10,500 | £10,000 |
| £500,000 | £18,000 | £15,000 |
| £750,000 | £36,750 | £27,500 |
Every line of a £300,000 purchase, side by side:
| Place | Buyer | Taxes | Fees, typical | Total on top | Share of price |
|---|---|---|---|---|---|
| Wales | No other home, price £300,000 | £4,500 | £1,500 | £6,000£5,400 to £6,600 | 2.00% |
| England | Main home, tax-resident, no other home, price £300,000 | £5,000 | £1,500 | £6,500£5,900 to £7,100 | 2.17% |
What about first-time buyers?
England has a first-time buyer relief and Wales doesn’t, so England is cheaper at most first-time prices:
| Price | Wales | England, first-time buyer |
|---|---|---|
| £250,000 | £1,500 | £0 |
| £300,000 | £4,500 | £0 |
| £400,000 | £10,500 | £5,000 |
More in first-time buyers in Wales and first-time buyers in England.
What about a buyer living outside the UK?
England adds 2% of the price for a buyer who spent fewer than 183 days in the UK in the year before buying. Wales has no such surcharge:
| Place | Buyer | Taxes | Fees, typical | Total on top | Share of price |
|---|---|---|---|---|---|
| Wales | No other home, price £300,000 | £4,500 | £1,500 | £6,000£5,400 to £6,600 | 2.00% |
| England | Main home, not tax-resident, no other home, price £300,000 | £11,000 | £1,500 | £12,500£11,900 to £13,100 | 4.17% |
What about a second home?
Both charge more, in different ways. England adds 5% of the price to its normal bands; Wales replaces its bands with a separate table of higher rates, from 5% to 17%. The result is close at typical prices:
| Price | Wales | England |
|---|---|---|
| £200,000 | £10,700 | £11,500 |
| £300,000 | £19,950 | £20,000 |
| £500,000 | £42,450 | £40,000 |
After buying, a second home can cost more to keep in Wales, where councils can charge a council tax premium on second homes (second homes in Wales).
What is the same in both?
- The legal process, conveyancing and searches.
- HM Land Registry and its fee scale, which cover England and Wales.
- New builds pay the same tax as resales, with no VAT on the price.
The differences beyond the rates: Wales’s return is due within 30 days of the day after completion and goes to the Welsh Revenue Authority; England’s is due within 14 days and goes to HMRC. Which tax applies depends only on where the property is.
What this guide does not cover
- Scotland (Scotland or England), and Northern Ireland, which pays the same stamp duty as England (Northern Ireland or England).
- Companies, several homes bought at once, leases and mixed-use property.
Questions people ask
Is stamp duty cheaper in Wales or England?
It depends on the price and the buyer. For someone who owns no other home, Wales is cheaper below £350,000 and dearer above it. First-time buyers pay less in England; buyers living outside the UK pay less in Wales.
Do I pay Welsh or English tax if I live in England and buy in Wales?
Welsh Land Transaction Tax. The tax follows where the property is, not where the buyer lives.
Is buying a second home cheaper in Wales or England?
Close at typical prices: £19,950 in Wales and £20,000 in England on a £300,000 second home. Wales is cheaper below that and dearer above it. Owning a second home can cost more in Wales afterwards, because councils can charge a council tax premium.
Is the buying process in Wales the same as in England?
Yes. The legal process, the conveyancing and HM Land Registry are shared. Only the tax, its return and its deadline differ.
