Buying a home in Alicante, Valencia and the Costa Blanca (2026): taxes and fees
A resale home in Alicante, Valencia, Castellón or anywhere on the Costa Blanca pays 9% transfer tax (ITP) for purchases from 1 June 2026, down from 10%. Above €1,000,000 the rate is 11% on the whole value. A new build pays 10% VAT plus AJD stamp duty: 0.1% if it is the buyer's main home, 1.4% otherwise.
Key facts
- ITP fell from 10% to 9% for purchases on or after 1 June 2026 (Ley 5/2025, article 33).
- Above €1,000,000 the 11% rate applies to the whole value, not only the part above the limit.
- AJD on a new build fell from 1.5% to 1.4% on 1 June 2026; a main home pays 0.1%, as it has since 2019.
- Buyers under 35 pay 6% ITP on a first main home up to €180,000, if their income is €30,000 or less.
- The same rates apply in Alicante, Valencia and Castellón provinces.
- Form 600 is due within one month of the deed (Ley 13/1997, article 14 ter).
How much does it cost to buy a resale home on the Costa Blanca?
The Costa Blanca is the coast of Alicante province, which belongs to the Valencian Community (Comunitat Valenciana) along with Valencia and Castellón. The purchase taxes are the region’s, so they are the same in Alicante, Benidorm, Torrevieja, Jávea or Valencia city.
For a €250,000 resale home bought as a second home:
| Line | Kind | Amount | Estimate range | Share of price |
|---|---|---|---|---|
| Transfer tax (ITP), 9% (11% above €1M) | Tax | €22,500 | 9.00% | |
| Lawyer or gestoría (market rate) | Fee, estimate | €2,500 | €1,250 to €3,750 | 1.00% |
| Notary | Fee, estimate | €900 | €600 to €1,500 | 0.36% |
| Land registry (official fee scale) | Fee | €231.29 | 0.09% | |
| Taxes | €22,500 | 9.00% | ||
| Fees, typical | €3,631.29 | €2,081.29 to €5,481.29 | 1.45% | |
| Total on top of the price | €26,131.29 | €24,581.29 to €27,981.29 | 10.45% |
That is 10.5% of the price, with fees at their typical level. The tax is 9% of the higher of the price and the Catastro’s reference value (Ley 13/1997, article 13).
What changed on 1 June 2026?
The general ITP rate fell from 10% to 9% for every purchase on or after 1 June 2026, and AJD on new builds from 1.5% to 1.4% (Ley 5/2025, articles 33 and 34). The law was passed in May 2025 with that later start date. What matters is the date of the deed. The same €250,000 resale home:
| Deed signed | ITP |
|---|---|
| 15 May 2026 | €25,000 |
| From 1 June 2026 | €22,500 |
What happens above €1,000,000?
The rate becomes 11% on the whole value, not only on the part above the limit: “cuando el valor de los bienes inmuebles transmitidos … sea superior a un millón de euros, el tipo aplicable será el 11 %” (article 13). This band dates from 1 January 2023 (Ley 8/2022, article 23). So the tax jumps at the limit:
| Price | Taxes | Fees, typical | Total on top | Estimate range | Share of price |
|---|---|---|---|---|---|
| €250,000 | €22,500 | €3,631.29 | €26,131.29 | €24,581.29 to €27,981.29 | 10.45% |
| €500,000 | €45,000 | €6,217.51 | €51,217.51 | €48,417.51 to €54,317.51 | 10.24% |
| €750,000 | €67,500 | €8,786.59 | €76,286.59 | €72,236.59 to €80,636.59 | 10.17% |
| €1,000,000 | €90,000 | €11,344.07 | €101,344.07 | €96,044.07 to €106,944.07 | 10.13% |
| €1,050,000 | €115,500 | €11,855.56 | €127,355.56 | €121,805.56 to €133,205.56 | 12.13% |
| €1,500,000 | €165,000 | €16,459.02 | €181,459.02 | €173,659.02 to €189,559.02 | 12.10% |
Purchases linked to the same property from the same seller within three years count as one purchase for this limit (article 13.Ocho).
Are there reduced rates in Valencia?
Yes, for the buyer’s main home in several situations (article 13). The calculator does not apply them, because most depend on income.
| Buyer | Main home up to €180,000 | Above €180,000 | Main conditions |
|---|---|---|---|
| Under 35 | 6% | 8% | First main home; only on the young buyer’s share; income limit |
| Large or single-parent family | 3% | 4% | Family’s main home; income limit by family category |
| Disability of 65% or more (33% for intellectual or mental disability) | 3% | 4% | On that person’s share |
| Victim of gender violence | 3% | 4% | Income limit |
| Officially protected home, general regime | 6% | 8% | First main home |
| Officially protected home, special regime | 3% | 4% | First main home |
The income limit is a general plus savings tax base of €30,000 on an individual return or €47,000 on a joint one, and €35,000 or €58,000 for large or single-parent families of special category (article 4). The age test is “menores de treinta y cinco años”: under 35, so a buyer who has turned 35 does not qualify. The 6% young buyer rate up to €180,000 has applied since 1 January 2024 (Ley 7/2023); before that it was 8% at any price.
A main home means the buyer moves in within 12 months and lives there for at least 3 years (the income tax definition, Real Decreto 439/2007, article 41 bis). The reduced rates also need the purchase to be in a public deed. The reduced rates guide compares these rules with the other regions.
What does a new build pay in Valencia?
VAT at 10% on the price and AJD stamp duty on the deed instead of ITP. The AJD depends on whether the home is the buyer’s main home:
- 0.1% on “las primeras copias de las escrituras públicas que documenten adquisiciones de vivienda habitual” (article 14.Uno.a), with no age, price or income condition. This rate has applied since 1 January 2019; it did not change in 2026.
- 1.4% in other cases, from 1 June 2026.
| €300,000 new build | AJD |
|---|---|
| Buyer’s main home | €300 |
| Second home | €4,200 |
| Line | Kind | Amount | Estimate range | Share of price |

| Fees, typical | €4,148.54 | €2,348.54 to €6,248.54 | 1.38% | |
| Total on top of the price | €38,348.54 | €36,548.54 to €40,448.54 | 12.78% |
What if the seller is not resident in Spain?
Common on the Costa Blanca. The buyer must withhold 3% of the price and pay it to the Agencia Tributaria within one month of the sale (Real Decreto 1776/2004, article 14). It is a payment on account of the seller’s tax, taken from the money the seller receives, not an extra cost for the buyer. If it is not paid, the property itself answers for it. The non-resident buyers guide explains the rule.
How and when is the tax paid in Valencia?
The buyer files form 600 (modelo 600) with the Agència Tributària Valenciana within one month of the deed: “un mes, contado desde el día en que se cause el acto o contrato” (article 14 ter.1). It can be filed online with a digital certificate and paid through the online payment gateway, or paid at a collaborating bank or a Correos office with the printed form.

Questions people ask
What is the ITP rate on the Costa Blanca in 2026?
9% for purchases on or after 1 June 2026, and 10% before. A home valued above €1,000,000 pays 11% on the whole value. The whole Costa Blanca is in Alicante province, part of the Valencian Community, so these rates apply.
Is the transfer tax the same in Alicante, Benidorm, Torrevieja and Denia?
Yes. The rates are set by the Generalitat for the whole Valencian Community (Ley 13/1997, article 13), so a resale home pays 9% in Alicante, Benidorm, Torrevieja, Jávea, Denia, Valencia city or Castellón, and 11% on the whole value above €1,000,000. Towns do not set their own purchase tax.
What happens above €1 million in Valencia?
The rate is 11% on the whole value instead of 9%. The law sets one rate for the whole base, so the tax jumps when the value passes €1,000,000. Purchases from the same seller within three years count as one.
Is there a reduced ITP for young buyers in Valencia?
Yes. Buyers under 35 pay 6% on their first main home up to €180,000, or 8% above it, if their income tax base is €30,000 or less (€47,000 on a joint return). The rate applies to the young buyer's share only.
How much stamp duty does a new build pay in Valencia?
1.4% of the value from 1 June 2026, or 0.1% if the home is the buyer's main home. The main-home rate has no age, price or income condition. VAT of 10% is added on the price.
What if I buy from a non-resident seller on the Costa Blanca?
The buyer must withhold 3% of the price and pay it to the Agencia Tributaria within one month. It is a payment on account of the seller's tax, deducted from what the seller receives, not an extra cost.
