Buying Costs

Deed, land registry and Casa Pronta fees in Portugal (2026)

The cheapest official route is Casa Pronta, a registry counter that does the deed and the land registration in one visit: €375 when only the purchase is registered, €700 for a purchase with a mortgage, plus €50 for each extra property. Using a notary or a lawyer instead means their own fee for the deed plus the land registry fee of €250 for the purchase, or €500 with a mortgage.

Key facts

  • Casa Pronta: €700 for the whole procedure, or €375 when only one fact is registered, plus €50 per extra property (Regulamento Emolumentar, art. 27-A).
  • Land registration of a purchase: €250, or €500 for a purchase and mortgage requested together, 10% less online (art. 21 and 28).
  • Depositing a lawyer-authenticated deed (documento particular autenticado) at the registry: €20 (art. 21, n.º 18.1).
  • Private notaries' and lawyers' fees are not set by the official table.
  • None of these fees includes IMT or stamp duty, which are paid separately before the deed.

How much are the deed and registration fees in Portugal?

The official fees depend on the route used to sign the deed and on whether there is a mortgage. The fees below are set by the Regulamento Emolumentar dos Registos e Notariado (RERN), the fee table of the registries, as published by the Instituto dos Registos e do Notariado (IRN).

Route Deed Land registration Official total
Casa Pronta, cash purchase included included €375
Casa Pronta, purchase with a mortgage included included €700
Lawyer or solicitor deed (documento particular autenticado) lawyer’s fee, plus €20 to deposit it (art. 21, n.º 18.1) €250, or €500 with a mortgage €270 or €520, plus the lawyer’s fee
Notary deed (escritura pública) notary’s fee €250, or €500 with a mortgage €250 or €500, plus the notary’s fee

Each additional property in the same Casa Pronta procedure adds €50 (art. 27-A, n.º 7). Registration filed online is 10% cheaper (art. 28, n.º 26).

What is Casa Pronta and how much does it cost?

Casa Pronta (the “house ready” service) is a counter at land registry offices where the seller and buyer sign the purchase and the registry records it in the land register in the same visit. The fee is set in article 27-A of the RERN:

  • €700 for the special procedure for transfer, mortgage and registration of property, whatever the number of registrations (n.º 1);
  • €375 when only one fact is registered (n.º 2), for example a purchase without a mortgage;
  • €50 for each additional property (n.º 7);
  • one third of the fee if the procedure is withdrawn or cannot be completed (n.º 4).

The Ministry of Justice’s page gives the same amounts: €375 for one registration act, €700 for more than one, as with a purchase financed by a bank. Appointments are booked through the Siga portal or app. The documents it lists are the identity and tax documents of every party, the property’s technical file if there is one, proof of the habitation licence (or of its exemption) for buildings after 7 August 1951, and the energy certificate.

How much is the land registry fee?

When the deed is signed elsewhere, the purchase is registered separately at the land registry (registo predial):

Registration Fee RERN
Purchase on its own €250 art. 21, n.º 2.12
Purchase and one or more mortgages, requested together €500 art. 21, n.º 2.1
Online request 10% less art. 28, n.º 26

How much do notaries and lawyers charge?

Private notaries and lawyers set their own fees, and the IRN table does not cover them. The RERN does set the fee when a registry office itself authenticates a private deed: €175 (art. 27, n.º 7.7). The calculator’s lawyer line is a market estimate, not an official figure.

Who must see proof of tax payment?

Whoever completes the deed: a notary, a registrar, or a lawyer or solicitor authenticating it. They cannot complete a purchase without the Modelo 1 IMT declaration and proof that IMT has been paid (CIMT art. 49(1)). IMT and stamp duty are paid separately, before the deed; see IMT in Portugal.

Are the fees different in Madeira and the Azores?

No. The RERN is national and the Casa Pronta fees are the same anywhere in Portugal.
