Buying costs in Spain by price (2026): what a €150,000 to €1 million home costs, region by region
On a €300,000 resale second home, the purchase tax is €18,000 in Madrid, €21,000 in Andalusia, €27,000 in the Valencian Community and €30,000 in Catalonia. Notary, registry and lawyer fees come on top. The tables below give the full cost at five prices in each region, for a second home, a main home and a new build.
Key facts
- On a €300,000 resale second home the tax is €18,000 in Madrid and €30,000 in Catalonia.
- Madrid, Andalusia and Valencia charge one rate on the whole value, so the tax grows in step with the price.
- Catalonia's rate rises by slice above €600,000, so its share of the price grows with the price.
- Valencia's rate jumps from 9% to 11% on the whole value above €1,000,000.
- Fees are a larger share of the price on cheaper homes, because notary and registry scales fall as the value rises.

The new build guide explains the AJD rates and the reductions for main homes.
Why do fees take a smaller share on dearer homes?
The notary and registry charge under official scales that apply a lower rate to each higher slice of the value (Real Decreto 1426/1989 and Real Decreto 1427/1989), and the registry scale has a cap. The lawyer’s fee is a market rate, often quoted as a share of the price with a minimum. The fees guide sets out each scale.
What this guide does not cover
- Reduced rates that depend on income, family or disability.
- Mortgage costs, a valuation, and the deposit needed for a mortgage.
- The yearly IBI property tax and non-resident income tax.
- Regions other than Madrid, Catalonia, the Valencian Community and Andalusia.
Questions people ask

The purchase tax on a €200,000 resale second home is 6% in Madrid, 7% in Andalusia, 9% in the Valencian Community and 10% in Catalonia, plus fees. The table for each region gives the total with fees.
Are buying costs in Spain really 10% to 15%?

Only the fees do. The purchase tax is a fixed rate in Madrid, Andalusia and Valencia, and rises with the price in Catalonia. Notary and registry fees follow scales that charge less per euro on higher values.
