Buying a home in Murcia and the Costa Cálida (2026): taxes and fees

A resale home in Murcia, Cartagena, La Manga or anywhere in the Region of Murcia pays a flat 7.75% transfer tax (ITP) on the higher of the price and the cadastral reference value, down from 8% since 25 July 2025. A new build pays 10% VAT plus 1.5% AJD stamp duty. The 3% reduced rates for young buyers, large families and disability all have an income test.

Key facts

  • ITP is a flat 7.75% at every price since 25 July 2025; it was 8% before (Ley 3/2025).
  • New builds pay 10% VAT plus 1.5% AJD, down from 2% on the same date.
  • A buyer aged 40 or under pays 3% on a main home only if their taxable income is below €40,000.
  • Residence and nationality do not change the rates.

How much does it cost to buy a resale home in Murcia?

Murcia city, Cartagena, Lorca, La Manga, the Mar Menor and the rest of the Costa Cálida are in the Region of Murcia, so the purchase taxes are the region’s. For a €200,000 resale home bought as a second home:

That is 9.3% of the price, with fees at their typical level. The tax is a single rate of 7.75% at every price (Decreto Legislativo 1/2010, article 6). The regional budget law for 2025 cut it from 8% from 25 July 2025.

How much is ITP at different prices?

The rate is flat, so the share of the price stays the same as the price rises; only the fees shrink as a share:

Is there a lower rate for a main home or a young buyer?

Not for most buyers. Murcia has no general main-home rate. Its reduced rates are 3% ITP (and 0.1% AJD on a new build) for a main home bought by:

  • a buyer aged 40 or under whose general taxable income, less the personal allowance, is below €40,000;
  • a large family, with a family income limit;
  • a buyer with a disability of 65% or more, with the same kind of income limit.

The calculator does not ask for income, so it applies the general 7.75% to every resale home. A buyer who meets one of these tests pays less than it shows.

What does a new build pay in Murcia?

VAT at 10% on the price, and AJD stamp duty on the deed at 1.5% instead of ITP (article 7). AJD was 2% until 24 July 2025. For a €200,000 new build:

Do non-residents pay more in Murcia?

No. Murcia’s rates do not depend on residence or nationality: a buyer living abroad pays the same ITP or AJD as a resident. A buyer who is not resident in Spain needs an NIE to sign at the notary; see non-resident buyers in Spain.

How does Murcia compare with the Costa Blanca and the Costa del Sol?

The Valencian Community, which includes Torrevieja and Orihuela Costa just north of the border, charges 9% ITP up to €1,000,000 and 11% above, and 1.4% AJD on a new build. Andalusia charges 7%. For the same €200,000 resale second home:

The Murcia vs Costa Blanca comparison goes through resale and new builds price by price, including a main home.

What this guide does not cover

  • The income-tested 3% and 0.1% rates, which the calculator does not apply.
  • Protected housing (VPO), purchases by companies, and AJD when a business waives the VAT exemption.
  • The municipal plusvalía tax (normally the seller’s), the yearly IBI property tax and mortgage costs.

Questions people ask

What is the ITP rate in Murcia?

7.75% since 25 July 2025, the same across the region, charged on the higher of the price and the Catastro's reference value. It was 8% before.

Is the transfer tax the same in Murcia, Cartagena and La Manga?

Yes. The Region of Murcia sets one rate for the whole region, so a resale home pays 7.75% in Murcia city, Cartagena, Lorca, La Manga, the Mar Menor or anywhere on the Costa Cálida.

Do young buyers pay less ITP in Murcia?

Only with a low income: a buyer aged 40 or under pays 3% on a main home if their taxable income, less the personal allowance, is below €40,000. Large families and buyers with a disability have a similar 3% rate. The calculator does not ask for income, so it applies 7.75%.

Is it cheaper to buy in Murcia or on the Costa Blanca?

On a resale home, yes: Murcia's flat 7.75% is lower than the Valencian Community's 9% (11% on the part above €1 million). On a new build Murcia's 1.5% AJD is a little higher than Valencia's 1.4%, and both add 10% VAT.
